What is a Gas Safety Check (CP12)?
A Gas Safety Check (also known as a CP12) is a legal requirement for all UK landlords. It involves a certified Gas Safe engineer inspecting gas appliances, pipework, flues and ventilation to ensure everything is working safely and efficiently.
You'll receive a CP12 Certificate to prove compliance with the Gas Safety (Installation and Use) Regulations 1998.
How Often Do I Need a CP12?
You must complete a gas safety check every 12 months. A copy of the certificate must be given to your tenants within 28 days of the inspection or before a new tenancy begins.
